Historically, in the real estate world, spring weather brings a boost in real estate activity. As the weather heats up so do the sales. Begin Interviewing Prospective REALTORS®
It doesn’t matter what time of year you decide to sell your home, it’s critical that when selling a home, to interview REALTORS®. The biggest secret to getting ahead is simple…just get started.
Formulate Your Selling Game Plan
What are your plans for when your house sells? Will you be buying a new home in the Knoxville area, moving up to a larger home, downsizing, or moving out of town? If you plan on purchasing a new home, can you afford to purchase a new home before selling your existing home? What happens if your current home sells before you find your next home…do you have a place to stay temporarily if needed? With home prices expected to go up in the spring, would it make more sense financially to buy now, while prices are possibly lower?? If so should you rush to get your home on the market now to avoid the influx of Spring Competition??
These are things you should think about and know the answers to. Not only will a good game plan help reduce your stress level, but it will make you more prepared, and allow for quicker decision making- if the need arises. We also highly suggest speaking to a local lender to make sure that your goals make good financial sense.
Fix-It-Up before you Go-Go
Almost every real estate contract is contingent upon a buyers home inspection. This is one of the most likely causes of a home sale blowing up. Buyers can sometimes be skittish and even small items can alarm Buyers, raise up red flags, and feed into potential Buyer’s remorse.
For a small fee (usually around $300-$500) a pre-listing home inspection can prove to be invaluable to getting your home in tip-to-condition. You can use the pre-listing inspection as a punch list to repair the items…this also conveys a message to potential buyers that you have been meticulous and proactive with your home.
Know Your Knoxville area Spring Real Estate Market
This is where speaking to a professional Knoxville REALTOR® is critical. A local Knoxville REALTOR® will be able to advise you on current, past, and projected market conditions and also give you advice as to when you should list your home.
You may find that, depending on where you house is located it may actually be better to list your home BEFORE the Spring market. Clean, Clean, Clean and Organize, Organize Organize
I can’t stress these two words enough- “clean” and “organize”. This can take a lot more time than you think and often organizing one area quickly leads to the need to organize and clean another. Be proactive and start cleaning now- organize your belongings so you can easily do a “quick clean”. Sometimes you may only have short notice for a showing and getting organized now will save you tons of time and stress once your home goes on the market.
If you are a pet owner or a smoker make sure that you pay special attention to “odors”. Smells Kill when it comes to real estate. If you have an odorous home seriously consider deep cleaning, replacing carpets, painting, and possibly renting deodorizing machines.
Here are just a few things to make sure you clean before listing your home:
- Make sure your air returns and vents are clean (service your HVAC if you haven’t done so)
- Wash your windows (inside, outside, and around the sills)
- Dust your blinds (or better yet remove them and soak in the tub or spray them off outside)
- Dust baseboard trims (and touch up paint if needed)
- Clean appliances
- Clean shower(s) & toilet(s)- re-caulk if needed
- Clean inside cabinets
- Caulk around windows, doors, bathtubs, baseboards as needed.
Start packing! Some people think this is moving too quickly, putting the cart before the horse. However, if you are listing your home, the goal is to move and starting to pack now will just make packing when your home sells that much easier. Try to keep closets as clutter free as possible. If you have a lot of stuff consider renting a storage shed or POD. If you have an outdoor shed or garage this is the best place to pack up boxes- if funds simply will not allow for a storage facility.
Don’t Procrastinate- Be Proactive
The most important thing you can do is start meeting with a Knoxville REALTOR® now. Now is the perfect time to establish a relationship, start learning the local real estate market conditions, and prepping your house for sale.
